Art House is…

Nick Horton, salesperson

Recently, clients of mine referred me to friends of theirs who were looking to buy an investment property downtown. More often than not this is how I meet new clients. Most people are just more comfortable working with someone who has been recommended to them by somebody they trust.

My clients told me their friends were a nice couple looking to buy a 3-unit investment property, but were finding it difficult. I met the couple at a house I chose in the Roncesvalles neighbourhood. Immediately we hit it off. The house was very close to what they wanted and over the next hour, while reviewing the house and learning about each other, we established a relationship and formed a strategy to move forward. I talked with them about their investment goals and about what they were flexible on and what they weren’t. I provided feedback on their options and the best neighbourhoods within their budget. We determined the features of their ideal property including its layout, condition, location, and what the mitigating factors were that would ultimately determine how much money they would invest.

We stood outside the house long after our appointment was done, discussing these factors and using the Roncy house as our muse. The couple confided in me that they were previously working with an agent that a family member had recommended. The agent was experienced and had a good reputation, but didn’t ‘get’ them. The couple loved living in the city and were Torontonians at heart. There were conscious of the environment and when possible, they would cycle or use transit to get to meetings and social engagements. Something didn’t sit right with them when the agent would pull up in a big SUV and always dress inappropriately formal for showings.

Buying and selling real estate can be highly personal for some, but also strictly business for others. I work closely with my clients to understand their personal needs while also protecting their best interests.

Fast-forward 35 days and the couple is signing the winning offer on a large, detached, 3-unit investment property in an upcoming neighbourhood. A moment after walking out of the listing broker’s office, they mention to me that I actually made the process of buying a property in Toronto enjoyable. We hug it out.

This is one example of a client’s experience and the reason why for the last 10 years I have continued to help good people buy and sell real estate in this great city. I hope this story tells you a little bit about me. Feel free to stop by my office or give me a call to chat further. You may also reference the reviews on my Google Business page.
