You’ve probably heard that Vogue Magazine has named Queen Street West the 2nd hippest district in the world. While West Queen West has its own charm and character in the city this title is a bit over-rated and over-used to death. Besides the many shops, restaurants and bars in the area, a new GO station will be built a short walk away which will take you to Union Station or Pearson Airport in no time!

This building was built by Streetcar Developments, one of our recommended developer picks, and packs some nice amenities despite being just a boutique building of 128 units. Streetcar also built the boutique condos at 2 and 8 Gladstone next door. All these condos were well built and sales has been solid in these buildings.
The unit has very little wasted space and manages to fit two bedrooms and two bathrooms (the master bedroom is an interior bedroom) in just under 700 sq.ft. while still feeling bright and open.

While this unit is facing a small laneway, the view across it is blocked by another condo almost twice as tall so privacy could be an issue and possibly noise too from all the private balconies facing the laneway. Maintenance fees at $0.75/sq.ft. is high, but indicative of the boutique size of building and the amenities it offers.   

My final thoughts:

This condo represents a great value as it includes parking and locker, located in a desirable neighbourhood which is improving still (particularly west of Dufferin Street), and presents itself very well if you can look past at some of the clutter as the unit is currently tenanted. It’s a very nice condo overall and will likely see multiple offers. A similar unit across the laneway on the 10th floor with eastern city views (over this building) is currently on the market for $700k.
