What I like about this property:

This is a prime southeast corner terrace suite overlooking the main strip of the historic Distillery District with some lake views, one of the nicest situated units in the building. The enormous terrace is larger than the unit itself and a blank slate to design your dream outdoor oasis. Hot tub anyone?!

Excellent amenities (including an outdoor pool with city views) located on the same floor at the opposite end of the building so noise shouldn’t be much of an issue. Maintenance fees are very reasonable for a unit of this size at $716/month which includes parking and locker. Den is large enough to be a third bedroom (wall and door required).

My final thoughts:

Built in 2009, Pure Spirit Condos is the first condo development of the popular historic Distillery District. Though not an authentic loft, this unit is looking a bit dated and tired with grey ceramic tile throughout the main lower level, natural bamboo floors throughout the upper level, and basic-looking bathrooms (there is no master en-suite bath and the second bath is a powder room on the lower level), however this is a great unit with tons of potential that can be easily personalized to your exact taste.

The area is a hotspot for tourists, various festivals and becomes a wedding factory for half the year, so dealing with crowds, traffic and road closures is a part of life here.

The east end of the city is going though tons of changes with a number of key future developments on the waterfront and around the Don Lands that will drastically improve the area making it a great area to invest in.

Almost 2,300 sq.ft. of combined indoor and outdoor space for less than a million is an excellent value and will see lots of interest and most likely multiple offers.
