What I like about this property:
This is unique unit in the building that features incredibly high 16’ ceilings in all the principal rooms, lending to a soft loft feel (this is due to the exterior grade change, other units on this floor are 2-storey townhouses). The building’s common areas are extremely well finished and maintained with excellent amenities such as an outdoor pool overlooking downtown.
The ground floor unit has both direct street access and access from within the building. Being situated at the very far end of the building on the ground floor makes this unit feel very private and quiet, like you almost own part of the hallway which also has an additional exit to the exterior.
With these high ceilings building a loft or mezzanine space in the bedrooms is a possibility to add more storage space or even creating a sleeping loft for kids or guests – the bedrooms themselves are actually very small and awkwardly shaped.
My final thoughts:
The interior is your typical condo finishes, plain but non-offensive and the quality of construction is good. The popcorn ceilings are a bit of a surprise here.
At 954 sq.ft. with those tall ceilings, this unit actually doesn’t feel that big, particularly due to the wasted space in the hallway and the awkwardly shaped rooms which makes limits furniture placement. A very nice outdoor pool and roof deck amenity with downtown views makes up for the lack of practical outdoor space for this unit, but with a number of very nice parks outside your door and the Distillery District a short walk away, it’s not a bad trade off.
There is no parking with this unit and parking is very limited within the building so parking rents very quickly and for top dollar the rare time it comes available – many residents rent from the surface lot near Cherry Street and Lakeshore
The neighbourhood is rapidly developing with a new George Brown campus nearby and shops and restaurants are starting to populate the neighbourbood. With other significant developments happening nearby (Quayside/Sidewalk Labs, Unilever/First Gulf’s East Harbour commercial & transit hub, and the remainder of the Canary District master development), this is a fantastic time to get into this neighbourhood early to maximize your investment before this area becomes THE next neighbourhood to be in.
