Pros & cons about this property:

This is a very well laid-out penthouse with very little wasted space. All the principal rooms are spacious and the open main level living area is excellent for entertaining, especially with multiple access to the huge wrap-around terrace with stunning city views. Upstairs features two master suites each with its own walk-in closets and large private bathrooms, though the larger master bedroom with corner window views lacks large luxurious bathroom as the other bedroom, but it does have its own balcony. Ten-foot ceilings on both floors adds to the very bright and spacious feel throughout this unit.

Despite the “Boutique” building name, this is the second phase of the condo development and clocks in at a not-so boutique 304 units. The units on the lower levels contains a lot of small condo units and the overall look and feel of this condo building is rather mediocre.

With many new condo towers being built or proposed along the waterfront and the Entertainment and Financial District whatever lake views will eventually disappear.  

My final thoughts:

Large 2-storey condos, especially those with significantly-sized terraces have been selling well north of $1,200/sq.ft. in some of the popular downtown neighbourhoods. This penthouse is priced less than that even though it is located in the popular Entertainment District and a short walk to the Financial District, but priced appropriately as the building is not as high-end as some of the other newer condos in the area which could be a determining factor for those shopping for a penthouse unit and expect higher-end amenities associated with it.
