This century old home is very charming and features some of its original architectural details. The townhouse sits on a large 17’x144′ lot with a detached garage in the rear that could park two cars and a very nice large backyard perfect for kids and dogs.
The interior had gone through a series of updates and renovations over the years which creates a mix of different styles. I could count at least 6 different types of flooring though out the home. The home doesn’t have a basement, just a crawl space, and doesn’t have central air or heating (it has electric baseboard heaters and wall air conditioning units).
The home is located near off Dundas Street East near Sherbourne which is a rather rough area and Moss Park just a block away has a controversial safe injection site to deal with the opioid crisis plaguing the homeless. The area is improving with new development happening nearby and Regent Park to the north has gone through massive gentrification with new townhouse condos selling briskly at over $1 million, and young people moving into modern condo apartments.
My final thoughts:
Though this townhouse lacks a basement and is located in a rather sketchy neighbourhood, it does sit on a large lot and the house has a lot of character and charm. The extra-deep landscaped backyard and rare two car parking/garage makes up for some of its shortcomings and bring a lot of interest from potential buyers. The neighbourhood will improve over time and will be a great investment.
