Pros & cons about this property:

This is a solid and very spacious authentic hard loft with simple tasteful finished waiting for your own touches or keep as is as a quintessential modern warehouse loft. The polished exposed concrete floors look fantastic and maintenance-free (exposed concrete floors are not allowed in typical condo buildings).

The building is packed with lots of amenities including an indoor pool, gym, basketball court, party rooms, rooftop deck with city views, and a Metro supermarket on the ground floor. Little was done to this unit since it was converted in 2003 so the bathroom and kitchen could use a bit updating, though it wouldn’t take much to improve.

The building is massive with 526 units, so you won’t get the same kind of intimate boutique atmosphere you get with other hard loft buildings. The location near Ryerson, Yonge Street and Eaton Centre is very central but some may find the area too congested and hectic for comfort.

My final thoughts:

The Merchandise Building, once a Sears warehouse, is the largest loft conversion building in the country and units vary in size from a 300 sq.ft. studio to over 3,000 sq.ft. on multiple levels. The heavy concrete construction makes for a very solid and quiet building. This is a well-maintained loft in excellent condition and central location so it will sell well. The area to the east is rapidly improving and will further add to the value to this building where values are a bit under priced compared to the rest of the city.
