Pros & cons about this property:

The interior has been tastefully renovated and modernized. The Oakwood-Vaughan is one of the few neighbourhood which has seen a lot of activity when it comes to single-family home sales as the area has easy access to the downtown core, improving transit system and neighbourhood amenities, with a much better selection of houses that are priced below the city’s average prices for detached and semi-detached homes.

There is no garage, only a parking pad on the front yard (parking permit of $273/year). The basement is unfinished with a low head clearance and no separate entrance, so it wouldn’t be an ideal candidate for an apartment unit. The renovation to the main bath on the 2nd floor is rather basic and rough around the corners while the bathroom in the unfinished basement has not been renovated.

My final thoughts:

This house was previously purchased a year ago for $718,000 which the current seller did an interior cosmetic renovation. It was listed for $759,999 and holding offers two weeks ago, but that failed to generate the multiple offers the seller was hoping for, so it has been recently relisted for $849,900 (offers anytime). Homes in the west side of Oakwood-Vaughan do not command the prices to those closer to Bathurst Street as they tend to be smaller homes on smaller lots, but the area is steadily improving and a great long-term investment especially for those in the market for a single family home.
