Pros & cons about this property:

This is a beautiful and very spacious authentic hard loft. The den makes for a grand foyer entrance (making it into a small guest bedroom is possible) and the kitchen and living are huge which is ideal for those who love to entertain.

The interior is in excellent condition and finishes are simple, tasteful and timeless, which is how a true loft should be and will appeal to most.

Though the unit is on the second floor, it is actually the first floor above grade (the first floor is an elevated basement) and facing an alley but partially shielded from the neighbouring building by a couple mature trees. The only bedroom is open to the living room (there is a door to the kitchen) but a sliding door could be installed to provide more privacy.

Like most authentic lofts, this unit does not have any outdoor space, but there is a very nice communal rooftop deck with BBQs in the building.

The area has gone through some extensive gentrification and is now becoming a desirable area to live.

My final thoughts:

Authentic hard lofts are highly coveted by those who are looking for something with character and tired of the cramped cookie-cutter condos that dominate the market. Expect lots of interest and multiple offers for this rare property. Though authentic hard lofts command prices around $1,000/sq.ft. or more, the fact that this only has one bedroom with almost 1,250 sq.ft. and in a still up-and-coming neighbourhood means it may be hard for this loft to break the $1 million mark or $800/sq.ft.
