Recently, clients of mine referred me to friends of theirs who were looking to buy an investment property downtown. More often then not, this is how I meet new clients.
My clients told me their friends were a nice couple looking to buy a 3-unit investment property, but were finding it difficult. After a few quick emails, I met the couple at a house I recommended near Dundas and Brock. Immediately we hit it off. The house was very close to what they wanted and over the next hour, while reviewing the house and learning about each other, we established a relationship. I talked with them about their investment goals and about what they were flexible on and what they weren’t. I provided feedback on their options and the best neighbourhoods within their budget. We determined the features of their ideal property including its layout, condition, location, and what the mitigating factors were that would ultimately determine how much money they would invest.
We stood outside the house long after our appointment was done, discussing these factors and using the house as our muse. The couple confided in me that they were previously working with an agent that a family member had recommended. The agent was experienced and had a good reputation, but didn’t ‘connect’ with them. Neither did any of the homes they were viewing. The realtor would pull up in a flashy car and dress awkwardly formal for showings. The couple loved living in the city and while they wanted an investment property, the house still had to reflect their character. We understood each other and were confident us working together would be better experience.
Fast-forward 35 days and the couple was signing the winning offer on a larger than expected, detached, 3-unit investment property in an upcoming neighbourhood. A moment after walking out of the listing broker’s office, they mention to me that I actually made the process of buying a property in Toronto enjoyable. The feeling was mutual and we hugged it out. I am grateful for the relationships that my professional life has brought.
Working with someone who cares about your success is important. From the first meeting I focus on connecting with my clients and using my 10 years of experiance working downtown to form a unique strategy for each purchase or sale.
The above story is a true glimpse of a client’s experience and one reason why I have continued to help people buy and sell real estate. I hope this story tells you a little bit about me and you feel comfortable reaching out. You may also reference the reviews on my Google Business page. Nick helped my husband and I source out our condo and purchase our first home in the GTA. Nick was approachable, knowledgable and was always great at getting back to us right away with any questions we had. His thoroughness in finding out our "want and needs list" and providing us with information on the neighbourhoods we were looking at helped ease our minds and make the buying process much more enjoyable. If you are looking for an agent that has your best interest in mind hire Nick.
Nick is a pleasant respite from the traditional hard selling real estate agent. His approachable demeanour and professionalism immediately imbue you with confidence when making this oh so important purchase. We had pretty specific needs about purchasing a multi-unit house to allow rental income while also providing an adequate apartment that my brother and I could share while we pay off our mortgage. It was clear from the beginning that Nick was not just out for a sale, but was intent on finding the right fit for our requirements.
Nick is great to work with. We went to him because we knew that he would understand our desire and need--he would "get it", and assist accordingly. We weren't interested in expending time on loads of properties, we were interested in a focused search that fit our criteria. Nick "got it" and the search was quick and easy for us. Things came together nicely and we jumped. We moved at the very last minute and he accommodated without issue. More than happy to recommend Nick!
After months of viewing over a hundred rental units without luck, a friend recommended Nick Horton. Nick helped me to make the right decisions about where to buy and what to be looking for. Within a month we found the perfect free standing house in a vibrant, up-and-coming neighbourhood. Nick was patient, honest and hard-working. I would highly recommend his services!
I have worked with Nick for my last 3 moves and was extremely happy with him for each one! He took the time to sit down and figure out what type of place would suit me best, and worked around my schedule for showings. He was also very helpful in the negotiation phase working to make sure I was happy with the deal. Will definitely use for future real estate (and advice) needs.
As a first time home buyer Nick helped us from beginning to end. He spent the time taking us through countless properties (from condos and lofts, to single family homes) until we found one that fit all our needs and wants. I would not hesitate to recommend him to anyone and will be calling him when it's time to sell.
