House hunting in a tight market is about finding the property that threads the needle between everything you want and everything you need, while evaluating how much you value each incremental improvement. Fit is everything.

This spring market in downtown Toronto started tightening up about a month ago, and the homes with the fewest trade-offs are being scooped up, sometimes at surprising valuations. If you haven’t started to hear about it or notice it yet, you will shortly. It’s a positive sign if you are a homeowner, and a less positive sign if you are a buyer waiting to time the market.

Toronto has matured into a major global real estate market over the last 20 years. While it’s not New York, fewer people can participate, and results are more fragmented today, especially against the current backdrop. This spring there are green shoots in Toronto proper, but the big question is whether the market broadens and sustains a more balanced pace, or whether it gets bogged down again by inflationary pressures and unrelenting macro uncertainty.

As far as operating in today’s market, I submit that it shouldn’t take you too long to figure out what the right home looks like. Viewing and offering on homes like you are speed dating isn’t always helpful, and may actually confuse you.

When I am selling a house, I ask myself what the buyer profile is and market directly to that segment. As the sale progresses, I adjust based on the feedback and data I’m receiving. Maybe I double my spend on a certain ad if it’s performing well, or I change it up if it’s not gaining traction. I have a strategy, but I stay thoughtful about what the market is telling me. I’m actively trying to find the buyer who is trying to find this house. It’s not always easy, but when done well it isn’t that different from a well-executed buying process, and it leads to two happy parties.

So often, people don’t know what they want until they see it, and that’s why they speed date homes. What may be more fruitful is a more thoughtful approach: think deeply about what truly matters most, be patient, and learn a bit more from each property you see. Then, when the right opportunity arises, you can confidently pull the trigger. And if it doesn’t work out, it’s back to the process, with a little more clarity than you had before. It doesn’t have to be emotionally taxing or inconveniently time-consuming. Are we talking about dating or real estate? Who knows. Maybe both.

This is a house where I think the neighbourhood and the home sync up really well. It feels like it belongs to west-enders who genuinely jive with Queen West. There is something about the culture of a neighbourhood and living in a home that embodies that culture. You can always spot the homes that don’t fit.

From the street, it blends right into a classic Victorian row, cozied up to the sidewalk. Inside, it’s a hodgepodge of styles meshed together over the years, not unlike Queen Street these days. I am not a believer that a home needs to be perfect or overly refined. In fact, I’m more suspicious of homes that are. I’d rather an honest property, flaws apparent, so I know what I’m getting into. With this house, you see the flaws and you see the valuable work that’s been done over time. You can tell what you’d need to do to make it yours, which makes it easier to assess value and decide whether to move forward. It’s a grand and spacious Victorian with the classic look and vibe.

What I like most is the size of the windows and the east-west exposure. Even though it’s a row home, there is plenty of light in every room, and you don’t get that bowling-alley feeling. You could also add a fourth bedroom on the second floor if needed, while maintaining the front family room.

At this price level in today’s market, some buyers may expect a more refined interior, but I understand the pricing strategy, and I respect that they aren’t pricing low and holding offers.
