Nick's Notes:

If you didn’t appreciate the vibe of last week's listing near Meaford, this house may be more your style. It’s definitely more my style. Here you have single floor living in the form of a sprawling 3500 sq.ft 1960 mid-century modern bungalow on 5 acres with river frontage. Asking around the same money, there is much more character in the house - yes that is a sunken living room - and more character in the land. While the neighbouring lots are void of trees, this one has kept them, creating less lawn to maintain, privacy, and a natural environment to enjoy. Granted, this house isn’t turn-key like the Meaford property, but for the MCM enthusiast, that’s part of the fun. Maybe you even want to keep the white carpet in the primary suite's bathroom :-)

This house has also been on the market since the fall and was recently reduced $100k. In West Grey, on the edge of the town of Durham, there isn’t much going on. The town of Durham has been stuck at 2500 people for years, while the larger hub of Hanover further west is growing very slowly. If you live in Guelph (straight shot on Hwy 6) or the Kitchener - Waterloo area, these are the towns you hit as you are driving to Bruce County. They aren’t destinations, which as I described last week, have their pros and cons. While technically less travel time to the GTA than Meaford / Georgian Bay, this should be an area where you look for great value and I recommend you be certain about the long-term viability of the property for your lifestyle. At the right price, it may be a buy.
